
A comfortable home while you wait for your long-term housing
Medium Term Accommodation (MTA) provides short-term temporary housing for eligible NDIS participants who need a place to stay while waiting for their long-term home.
It may be suitable if you're waiting for Specialist Disability Accommodation (SDA), home modifications to be completed, or transitioning from hospital.
Where approved by the NDIS, MTA funding covers the cost of your accommodation for up to 90 days.

More than accommodation
Our MTA homes provide comfort, stability and independence during your stay. Each property is furnished and located in welcoming communities, with support available to help you live safely and confidently.
Our focus is more than accommodation. We support you to maintain routines, stay connected, and continue working towards your goals while you prepare for your next home.
MTA is a temporary support that can help when needed. It doesn’t cover living costs such as food, internet or electricity, or personal care supports. You can continue to use your NDIS plan to pay for your approved supports during your MTA stay.

MTA may be suitable if you are:
- Waiting for your long-term SDA housing to become available
- Waiting for home modifications to be completed
- Transitioning from hospital or another short-term accommodation setting
- Ready for hospital discharge but not yet able to move into your permanent home
You may be eligible for MTA if you:
- Are in the process of moving into your long-term home, but your disability supports are not ready yet
- Are unable to remain in your current accommodation while you wait for your long-term home.
- Have a long-term home you’ll move into after Medium Term Accommodation
Eligibility for Medium Term Accommodation is assessed by the NDIS based on your individual circumstances.
